This “Kiamichi River Ranch” is located on a dead end road. There is no traffic except for a few neighbors. It is in one of the most scenic settings in the state of Oklahoma. There are two 1200 ft Irrigation Pivot Circles with 20 Acre feet of permitted water coming from the Kiamichi River which is the North boundary of the property. The pump system and electrical supply lines are all underground. The intake for the irrigation water is buried in gravel pack under the bottom of the Kiamichi River. This has all been professionally installed. This system is “State of the Art”. One pivot is approx 5 years old the other 7 years old. Very nice and excellent shape.

The system provides plenty of water for a fantastic stand of Midland 99 Bermuda Grass. The soil here is rich bottom land and with proper management, fertilizer, and water, there is a almost no limit to the hay production these circles can produce. Each Circle waters approx 32 acres. The Midland 99 in very well established and in full production.

There is approx 30 acres of woods that have been left untouched as a buffer zone, aesthetics, and for hunting.

Two spring fed ponds provide abundant water for livestock and game. the large pond is new and at 14 ft. depth, the dozer operator had to stop digging because the water was gushing in.

Most of the South end of the property and the remainder of the place (approx 66 acres) has been mostly cleared and is being established in grass. There is still some cleaning up and burning that needs to be done to convert it into first rate rich bottom land pasture. Again with the rich soil and the average yearly rain fall of 51 inches per year, this pasture should run 30 pairs when well established.

There is also a cool little spring fed marshy area that flows water year around into a little brook that meanders around and on into the Kiamichi River.

This property is approximately 11 miles southwest of Talihina, OK and on a very food gravel county road.
